So much has changed in the real estate market since I was last an agent in the early 90's. Short sale was not even a part of our vocabulary and foreclosures were all handled by the broker because they were so rare. Now a days, a seller owned property that is not upside down is rare and short sales and foreclosures are running rampant in large part because buyers are buying way beyond their means and then when faced with a loss of a job, foreclosure may be the result. Many times buyers don't consider what will happen if one person loses a job suddenly whether due to downsizing "rightsizing", a layoff, an accident or a death in the family. Having such a catostrophic event happen can play havoc with your finances and your credit.
I am an agent that will tell you the truth. I would rather be told the truth than a lie any day even if it hurts to hear it. If I don't know the answer to one of your questions, I will find out the answer as soon as I can. I prefer to have my buyers, especially first time buyers, pre-qualified with a mortgage lender (a necessary step)so we don't waste your time seeing houses that are out of reach financially. Honesty, however painful, is always the best policy.
